INITIAL INFORMATION 

The vessel is of a relatively modern distinct design motor vessel, commonly referred to in the U.S.A. as a house boat or floating condominium. Constructed of approximately 4 mm mild steel to the flat undersides, approx 3 mm to the hull sides and approx. 5 mm at the transom. The hull is provided with a fine entry, shallow 'Vee' stem, through hard chines through to the relatively flat underside plate. Internally, aluminium frames are provided at regular intervals. The hull is provided with welded seams.

Located at the transom are the twin 'Volvo Penta' Diesels with outdrives through to the 'Duo Prop' . The The outdrives have been fully serviced. The propellers have been replaced with new. The deck is of a welded aluminium construction. An overhanging foredeck is provided through to the narrow side decks adjoining the main superstructure. 

The deck is provided with a substantial safety rail and stanchions. A lower and raised aft deck is provided. Of an open plan design, welded aluminium construction. Access to the raised aft. deck is by steps from the port side deck or starboard side of the lower aft. deck. The raised aft. deck has been over sheathed. A centre line helm position is provided. Steerage is by stainless steel wheel. Various engine instrumentation engine controls and ignition switches are provided. This is currently not operational .Access to the accommodation is by doors from the port and starboard side decks. 

The accommodation, in general is of a spacious, open plan design. The accommodation is provided on two main levels. Located at a lower level adjoining the helm position are 2 double cabins to port and starboard. Access to the cabins is by concertina door. Daylight is provided by a single opening portlight. The Interior helm is forward of the saloon to starboard, this is operational with Steering and Engine controls.  In the forward saloon, Various standard domestic seating is provided. 

The Galley is located to port immediately adjoining the saloon however at a lower level with an area opposite that can be for dining and features storage areas. Daylight is provided by side windows to the entire saloon and galley areas. A stainless steel sink is provided together with hot and cold water supply. A 'Smev' twin hot plate electric stove is provided together with adjoining oven and  microwave oven also fitted are a 240v Fridge / freezer, Zanussi Washing Machine and Tumble Dryer.

Heads, Access to the heads is by sliding door from an adjoining companionway. The heads is provided with a single window. A wash basin is provided together with hot and cold water supply. A 'Thetford' chemical toilet is provided.

Starboard aft cabin Access is by hinged door from the adjoining companionway. Daylight is provided by a single window. Additional light is provided by various concealed lighting. A raised double berth is provided together with underlying storage compartments. This area can easily be converted into an office or hobby room. 

Access to the master cabin is by hinged doors from the adjoining companionway. Daylight is provided by a various windows. A double berth is provided together with mattress. Storage space is provided beneath the berth. Various additional storage lockers are provided Access is by hinged door from the master cabin.

En Suite shower / heads. Daylight is provided a single window. A shower cubicle is provided. The shower cubicle is provided with a hot and cold water supply, controls and flexible shower hose. 

Engine Compartment Located beneath the aft. deck. Access is provided by raising various hatchways.  The twin 'Volvo Penta' AQ AD 31 A are connected to DP Drives, all newly serviced and with new gaiters. Located forward of the port and starboard engines is a stainless steel fuel tank. Located in the centre line position between the port and starboard engines is the 'Onan' generator. Various 12 volt batteries are provided. Located on the port side of the engine compartment is the 'Hydronic' accommodation' heater. Located adjoining the heater is the calorifier and accumulator tank. 

This Vessel is sold as seen, It has been recently antifouled, valeted, following a structural survey in December 2024. The Engines and Drives have been serviced & drive only from the inside helm.
